Off-Market Real Estate in the Netherlands
In a market where almost everything appears on Funda within a day, the properties that never appear there are the interesting ones. Dutch sellers call it stille verkoop — a silent sale — and it happens constantly, mostly out of sight.
Empiro brings those deals into one place without making them public. Listings are anonymous, every field has its own visibility setting, and identities are exchanged only when both sides agree. The Netherlands is one of our two focus markets.
What stille verkoop means
A silent sale is a property that is genuinely available but never advertised. No Funda listing, no viewing days, no public asking price. It is offered directly to a handful of buyers an agent or owner already trusts.
This covers far more than family homes. Beleggingspanden, tenanted blocks, commercial units and development plots change hands this way routinely, often because the seller cannot afford for tenants or competitors to learn about it first.
Why Dutch owners sell off-market
Publishing a property is a public act with consequences, and for a professional seller those consequences are frequently the reason not to publish at all.
- Tenants and staff. A tenanted building cannot always be advertised before the people inside it have been told.
- Competitors. A portfolio sale that appears publicly tells every rival exactly what a firm is doing and why.
- Price. Anything that lingers on Funda carries a visible history that follows it to the negotiation.
- Speed. A short list of qualified buyers moves faster than an open market with a viewing schedule.
How buyers reach silent sales
Usually by being on somebody's list. Agents call the investors they already know, and if that group is not interested the property may reach a wider audience weeks later, or never. Access is a function of who has your number.
Empiro inverts that. Instead of waiting for a call, you post a Buyer describing what you are looking for — city, asset type, budget, target yield — and owners and their representatives come to you. You remain anonymous throughout.
How Empiro works
Post anonymously. List a property or a Buyer without naming yourself. Paste something you already have — a WhatsApp message, a PDF, a brochure — and Smart Fill turns it into a structured listing.
Control every field. Every field is public, contacts-only, or hidden. You decide exactly how much a stranger can see before you have agreed to anything.
Talk without exposure. Conversations are anonymous by default, and phone numbers and external links are removed automatically so a chat cannot become a back channel.
Reveal by mutual consent. Identities are exchanged only when both sides opt in. Until then neither party knows who the other is.
Who can list
Only an owner, or someone in direct contact with one. Empiro asks how you are connected to a property before it can be published, and a listing copied from something already advertised elsewhere cannot go live.
That restriction is deliberate. Without it a private market fills with recycled public listings within weeks and stops being worth opening.
Common questions
Is Empiro free to use in the Netherlands?
Yes. Every member approved to join is a Founding Partner, with full access at no cost: browsing, Buyers, favourites, and direct anonymous conversations with the other side.
Do I have to reveal who I am?
No. You stay anonymous until both parties agree to a mutual reveal. Your profile shows only what you choose, and contact details are stripped from conversations automatically.
What kinds of property are on Empiro?
Residential, commercial, hospitality, industrial and mixed-use — finished buildings, tenanted investments, plots and development opportunities alike.
I am a makelaar, not an owner. Can I list?
Yes, if you represent the owner. You will be asked how you are connected to the property and may add a mandate reference for moderation, though it is optional.
