Empiro is a private market for real estate that never reaches the open portals. A space where sellers maintain their privacy, buyers move strategically, and deals stay exactly where they belong: off-market.

What is an off-market listing?

A property available for acquisition that never reaches the open market. No portals. No public listings. No bidding wars. Instead, it moves through trusted channels: agent networks, private investor communities, or direct seller contact. This is where the most interesting deals are negotiated quietly, selectively, and on your terms.

Instead, these deals are shared privately, typically through:

In which countries is Empiro available?

Which languages are supported?

English is the primary interface language. Portuguese, French, Spanish and Dutch are supported through AI-assisted translation. When a non-English language is selected, an inline note flags that the interface is auto-translated and may contain errors.

Who is considered a buyer?

Anyone pursuing off-market opportunities to acquire real estate, whether for personal use, portfolio expansion, or on behalf of a company or client.

Is Empiro free for buyers?

The Discovery plan is free: browse listings, create search requests, save favourites, and share deals outside the platform, all at no cost. The Pro plan unlocks direct, anonymous conversations with a seller or potential buyer. View subscription plans.

Can I stay anonymous on Empiro?

Yes, completely. Your identity stays protected until both parties agree to mutual reveal. Contact details and external links are automatically removed from all conversations. Your profile displays only what you choose: your real name, or a system-assigned username.

What is mutual reveal?

The moment both parties in a conversation choose to share their identities. Until then, Empiro keeps both sides anonymous. When both are ready, reveal is initiated and contact details are exchanged.

How do I search for properties?

Using Empiro’s filters: property type, investment type, location, price range, target ROI, and more.

Can I submit a search request?

Yes. You have the option to request any type of real estate deal. Post a request based on your criteria and Empiro automatically surfaces matching listings as they arrive.

Can I get alerts for new matching properties?

Property match alerts are in development and arriving soon.

How do I contact a seller, and is it private?

Through Empiro’s in-app messaging, fully anonymous by default. Your identity remains protected until both parties opt into mutual reveal. All phone numbers and external links shared in conversation are automatically blocked and removed.

Yes. Listing, managing, and sharing your deals on Empiro is free.

How do I list my off-market deals?

Super easy! Paste an offer you have already prepared — a WhatsApp message, PDF, or social post — and Empiro’s Smart Fill Console builds a complete, structured listing in seconds. You can also add listings manually or import directly from a portal URL.

What is Smart Fill?

Smart Fill is Empiro’s AI-powered listing tool. Paste any existing property description and Smart Fill instantly generates a structured, complete listing. No manual data entry. No reformatting.

Does Empiro need to approve my listings?

No prior approval required. All listings on the platform are reviewed, though the information you publish remains your own responsibility. Please refer to our terms and conditions.

What else can I do on Empiro?

Beyond listing and managing your deals: manage your contact network, respond to requests from buyers, and conduct fully anonymous conversations with prospective acquirers.

What is a dataroom?

A secure, private space within a listing where the seller can share supporting documents, financial records, floor plans, legal files, and more, with selected contacts only. Access is controlled entirely by the seller.

What is co-brokerage?

A transaction structure where the listing agent and the buyer’s agent agree to split the commission. Empiro supports this model natively, connecting agents across markets.

What does Empiro cost?
Do I pay a commission to Empiro?

No. Empiro is not a party to any deal. We connect buyers and sellers, and that is where our role ends. Our business model is subscription-based only.

Can I use Empiro as both a buyer and a seller?

Yes. Your account supports both roles simultaneously. Browse and submit requests as a buyer while managing and sharing listings as a seller, from a single profile.
